From time to time some clients of Stroman Realty, Inc need to address problems with timeshare property information, make corrections, overcome problems with a sale or contract, or just get some answers. The fastest way to address those concerns will come through the Customer Service Department of Stroman Realty. I’ll address that later on.
The two most common complaints are these: My timeshare is taking too long to sell and I am not getting offers that are high enough to get it sold.
How long will it take to get your timeshare sold? According to the American Resort Development Association the national average for average timeshares is 22 months. But, not all timeshares are created equal. Some timeshares sell more quickly if the demand is higher. Some sell even faster when the price is aggressively set. Here’s a perfect true case study. As I was writing this story, a successful previous seller called in to place another timeshare on the market. They wanted to virtually give it away for $1,000. Within 15 minutes an offer went out to the owner for more than what they were asking and contracts are on the way. Demand generally increases as the price decreases.
On the other hand, some properties may languish on the market forever if they are grossly overpriced. Before placing a timeshare property on the market our agents disclose verbally and in writing that properties generally sell for a discount off retail of anywhere from 25% to 50%. Having a reasonable expectation on the sales price will prevent many disappointments.
So, as you can see, the amount of time on the market and your asking price are two related issues.

]]>My first call was to the Marriott timeshare resort. They said they would help me, but they would charge a 40% commission. 40%!
In addition to the 40% commission I have no say in setting the price – they set the price for me. Basically, I’m put on the list and the Marriott timeshare buyers are matched up with sellers based upon who was on the list first. So, if there were 150 sellers on the list before me, I will have to wait one by one from number 1 until they get to me at number 151.
It’s my understanding that they don’t aggressively market MY timeshare. The only way someone knows MY timeshare is for sale is if someone visits the resort. The resort will not provide any advertising for me.

]]>When the Grand Lodge is completed it will offer 114 two bedroom lockoff units and 4 one bedroom units. The average ski weeks cost about $100,000 and the off season weeks are priced at around $30,000.
Breckenridge is an awesome destination all year round and it is no surprise that they are doing well in selling the Grand Lodge timeshare resort properties. As I write this it is 7 degrees and snowing in Breckenridge. The forecast high for the day is 20 degrees with moderate winds. March usually brings a good amount of snow and is great for the last push of the year for ski resorts.

“I own a timeshare – how will I know it is a good time to sell it?”
Often a timeshare owner will get to the point where they decide it would be better to sell their timeshare than to keep paying their maintenance fees. Financial reasons are the reason most people give when explaining why they want to sell their timeshare. Circumstances in life may change such that it is no longer an affordable option.
Sometimes a change in family status may cause a timeshare owner to decide to sell. Divorce, death, or children “leaving the nest” could all be reasons why someone may decide to sell.
Owners may also become frustrated with their attempts to trade or exchange their timeshare through RCI or Interval International. The exchange process may not be living up to how they perceived it should work for them. As a result, out of frustration, an owner will decide to sell their timeshare since they cannot get an exchange that they desire.
There are situations where special assessments or increasing maintenance fees may persuade a timeshare owner to sell their timeshare. Timeshare owners do not often anticipate that their annual dues (maintenance fees and taxes) will increase. But often they will.
Ultimately, when a timeshare is not being used, it is time to sell it.
