If we lived in a perfect world, things would never break, everything would go as planned, and there would never be a need to complain. In the world of timeshare resales there is a lot of misinformation, and a few myths that need to be clarified so that your expectations will be in line with reality. That’s where education and great communication come in to play.
From time to time some clients of Stroman Realty, Inc need to address problems with timeshare property information, make corrections, overcome problems with a sale or contract, or just get some answers. The fastest way to address those concerns will come through the Customer Service Department of Stroman Realty. I’ll address that later on.
The two most common complaints are these: My timeshare is taking too long to sell and I am not getting offers that are high enough to get it sold.
How long will it take to get your timeshare sold? According to the American Resort Development Association the national average for average timeshares is 22 months. But, not all timeshares are created equal. Some timeshares sell more quickly if the demand is higher. Some sell even faster when the price is aggressively set. Here’s a perfect true case study. As I was writing this story, a successful previous seller called in to place another timeshare on the market. They wanted to virtually give it away for $1,000. Within 15 minutes an offer went out to the owner for more than what they were asking and contracts are on the way. Demand generally increases as the price decreases.
On the other hand, some properties may languish on the market forever if they are grossly overpriced. Before placing a timeshare property on the market our agents disclose verbally and in writing that properties generally sell for a discount off retail of anywhere from 25% to 50%. Having a reasonable expectation on the sales price will prevent many disappointments.
So, as you can see, the amount of time on the market and your asking price are two related issues.
